Contract

A contract between you (“the guest”) and us (“we”) will come into existence when payment is received and a booking confirmation is issued showing the confirmed holiday dates. The contract binds you & all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking.

Non-refundable £150 deposit

Payable at the time of booking to secure your dates. Bookings made less than six weeks before your arrival date must be paid in full, plus a £150 refundable damage deposit unless we agree otherwise.

Damage deposit of £150

In making a booking you accept responsibility for any theft, breakage or damage caused by you, dogs or any member of your party and agree to indemnify us in full for any loss that we may incur as a result. If all is well on you leaving the cottage the damages bond will be returned to you within 7 days of the end of your holiday. Please call us (Dawn on 07968514860) with your bank account details and the refund will be paid directly back to you.

Additional cleaning

We reserve the right to make a charge to cover additional cleaning costs if you leave the cottage in an unacceptable condition. Guests are expected to leave the cottage in a similar state to which they find it (reasonable cleaning excepted).

Balance

Must be paid no later than six weeks before the commencement of your holiday. If the balance is not received by the due date, then your holiday will be treated as a cancellation and we will be entitled to accept another booking for your holiday dates.

Cancellations

You must notify us in writing. Your booking will not be cancelled by us except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as we become aware of the need to cancel (e.g. through fire, flood, etc) and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us by you.

Liability

We do not accept responsibility for any material loss, damage, additional expense or inconvenience directly or indirectly caused by or arising out of the property, its plumbing, gas, electrical services or exceptional weather. No responsibility is accepted for loss or damage of property, (including pets), vehicles or vehicle contents belonging to the Guest or any member of the party during their occupancy. The maximum liability accepted by us will be the total cost of the holiday as paid by the Guest. No other expenses such as travelling costs or alternative accommodation will be accepted.

Force Majeure

We cannot accept responsibility or liability for any alterations, delay or cancellation or any other loss or damage caused by war, civil strife, terrorist action, industrial disputes, fire, sickness, bad weather, epidemics, pandemics, acts of any government or public authority, or any other event outside our control. Covid 19 exception – if government imposed travel/holiday restrictions/tier systems are applied and you cannot legally travel, please don’t worry, we will look to move your holiday to an alternative date. If the new date is less expensive, we will refund you the difference. However, if your new dates are more expensive, then you will be expected to pay the increased difference.

Temporary outage

No compensation will be given for any temporary outage of electricity, gas, water, internet connection or television service which is outside of our control.
